Project Manager

***At least 5 years of documented experience as a Project Manager in general contracting.

 

Job Responsibilities: 

- Develop and execute detailed project plans aligned with project objectives.

- Collaborate with site management to create and enforce job-specific safety protocols, prioritizing safety in compliance with company and site policies.

- Establish and manage communication channels for construction projects, serving as the primary contact for architects, engineers, surveyors, subcontractors, and suppliers.

- Coordinate with preconstruction and field teams to ensure all contractual obligations, quality checks, and reporting are met.

- Transition projects from bidding to execution, including managing subcontractor negotiations and value engineering.

- Handle all bonding and insurance requirements according to project needs and company policies.

- Plan logistics, staging, and phasing at project onset with field staff.

- Maintain project documentation using Thrash’s cloud-based system, adhering to set formats and procedures.

- Manage project initiation, including securing permits, licenses, and overseeing site setup.

- Integrate project financials into Computer Ease software, managing setup, updates, and financial reporting.

- Organize pre-mobilization meetings, manage notices to proceed, and confirm staffing.

- Draft and manage subcontracts and purchase orders. - Lead or assist in scheduling using Primavera P6, ensuring schedules are practical and accurate.

- Oversee quality control implementation and compliance.

- Conduct and document weekly safety meetings.

- Manage and expedite documentations like RFIs, submittals, and change orders.

- Coordinate material deliveries to meet schedule and budget constraints.

- Monitor labor needs and maintain accurate labor forecasts and logs.

- Administer change orders and RFIs following approval protocols.

- Review shop drawings for compliance and constructability.

- Prepare revised project estimates and approve invoices.

- Submit payment applications per company procedures.

- Liaise with local authorities for permits and inspections.

- Lead project close-out, including documentation, final reports, and accounting.

Qualifications: 

- High School Diploma or equivalent; Bachelor’s in construction or related field preferred.

- Minimum 3 years in commercial construction.

- Knowledgeable in OSHA regulations.

- Proficient in interpreting construction documents and financial/legal documents.

- Strong verbal and written communication skills.

- Basic construction-related math skills.

- Proficient in relevant software and highly organized.
